Study Area Population and Employment Growth

This area is among the most densely populated areas in the city, with more than 8,000 households and an average household size of four individuals. (Source: U.S. Census Bureau 2007) The area also has a high employment density – with more than 73,000 current jobs. And the area’s current population of more than 32,000 is expected to grow 97% by 2030, well beyond Orange County’s expected growth rate of 19%. (Source: Orange County Planning – 2006).

This tremendous anticipated growth in population is due in part to the area’s planned Platinum Triangle development, with plans for nearly 10,000 new residential units, 3.3 million square feet of office space and 2.3 million square feet of commercial use space. The Platinum Triangle is expected to provide a mix of high-quality, high-density urban housing that is integrated into the area through carefully maintained pedestrian streets, transit connections and arterial access – creating an urban environment of a scale never before seen in Orange County.
